The CP Farm Stand Land Redevelopment and Traffic Improvements project is located in Carneys Point Township, New Jersey. This brownfield redevelopment site is bounded by U.S. Route 40 southbound, and East Quillytown Road. The surrounding area has experienced an increase in population, resulting in increased personal and commercial traffic in the region. The owner of the land is seeking to demolish two existing commercial buildings totaling 5,100 S.F., and replace the buildings with a single mixed-use building in an effort to increase annual income. The optimal design was determined to be a mixed-use, commercial retail space with a first-floor restaurant and a second-floor office space. The existing infrastructure has been improved to accommodate growth with an updated signalized intersection, and improved storm water system. The restaurant will occupy the 6,600 S.F. building footprint, along with an open concept office space. The structural elements are compact and non-composite with 2 unique sections for the floor beams, W8X13 and W10X19. The girders used 4 sections, W12X40, W12X45, W14X48, and W16X57. The columns used W8X35, W8X40, and W8X48. The on-site design included the placement of the building to align with township zoning, adequate stormwater management based on NJDEP best management practices, and standard utility connections. East Quillytown Road was realigned to intersect with Harding Highway (US Route 40) at a 90-degree angle. A pedestrian and bicycle path was designed to circulate the site allowing for safe travel away from motor vehicles. The engineering cost estimates was $43,300 and a construction cost was $1.1M.
